We have been involved in this estate for a number of years and following our successful disposal of the investment we were re engaged by the new owners to provide ongoing asset management advice and market the vacant units.
We advised our client that speed of occupancy was key to attracting new tenants to the estate with the majority of occupiers being smaller companies who would not necessarily use a solicitor. As a consequence we were able to work with the client to draw up a short form lease that enabled quick occupation subject to status with many deals now being executed in 48 hours
We use web and traditional marketing methods on this estate and whilst of course there is “churn” the estate operates at a 96% occupancy.
